Why People Are Moving to Miami-Dade in 2026 (And Where They're Coming From)
By Maria Isabel Guevara
Every week, I watch it happen at our open houses. More visitors walk through the door, more of them are coming from out of state, and more of them leave sharing the same thing: they're ready to move to Florida, and they're happy about it. Keys in hand, a new chapter beginning. These aren't tourists. They're new residents.
The data backs up what I see on the ground. When you measure migration the honest way, by driver's license changes rather than hotel bookings. Miami-Dade is one of the biggest relocation magnets in the country. Here's who's coming, and why it matters if you're thinking about selling.
Where new Miami residents are coming from
According to Miami Realtors and RWorld, drawing on Florida Highway Safety and Motor Vehicles records, these are the ten states sending the most new residents to Miami-Dade in 2026:
- New York
- California
- Texas
- New Jersey
- Georgia
- Illinois
- Massachusetts
- Pennsylvania
- North Carolina
- Virginia
New York leads by a wide margin, with California and Texas close behind. What stands out is the pattern: high-tax, high-cost states in the Northeast and on the West Coast are steadily feeding residents into South Florida. Each name on that list represents a family that reorganized their life here.
The most important reasons people are moving to Florida
When I ask buyers what pushed them to make the move, the same answers come up again and again. Here are the ones that matter most.
No state income tax
This is the number one driver, especially for people coming from New York, New Jersey, and California. Florida has no state income tax, which means your paycheck, your business income, and your retirement savings stretch further. For high earners and retirees alike, the math is hard to argue with.
A lower cost of living for what you get
Buyers are often surprised by how much more home they can afford in Miami-Dade compared to Manhattan, Los Angeles, or northern New Jersey. More square footage, outdoor space, and newer construction — frequently at a better price point than what they left behind.
Weather and lifestyle year-round
Twelve months of sunshine changes how people live. Waterfront access, an active outdoor culture, world-class dining, and a true international city all in one place. For many families, the lifestyle upgrade is just as important as the financial one.
A pro-business, growing economy
Miami has become a genuine hub for finance, technology, and entrepreneurship. Companies are relocating, jobs are following, and that momentum makes the move feel like an investment in the future rather than just a change of address.
Community and peace of mind
Especially for our Spanish-speaking and international buyers, Miami offers something rare: a place where you can put down roots, find your community, and feel at home from day one.
What this means if you're a homeowner thinking of selling
Here's the part every seller should understand. This steady stream of new residents means real, motivated demand for Miami-Dade homes. Buyers relocating from out of state often arrive pre-approved, ready to move quickly, and serious about closing. They're not window-shopping — they're building a life.
That demand is exactly why the right listing strategy matters. Pricing your home correctly, presenting it well, and marketing it to the buyers who are actively relocating can be the difference between a listing that sits and one that sells.
I see these buyers at our open houses every week. I know what they're looking for, what motivates them, and how to connect the right home with the right family.
