Buying in Weston: A Guide to the Neighborhoods

People call me and say, I want to buy a house in Weston. I always answer the same thing. Weston is not one neighborhood. It is more than twenty of them, and they are not interchangeable.

Two houses can be five minutes apart, both in Weston, both with a guard at the gate, and still be a completely different purchase. Different lot size, different monthly fees, different school assignment, sometimes a price difference of a million dollars or more.

This is the conversation I have in the car with every buyer, so I am writing it down. If you are new to this market, read this before you start looking at listings.

Weston was planned, not grown

This matters more than people think.

Most of South Florida developed piece by piece over decades. Weston did not. The land came out of a single large master plan, originally called Indian Trace, developed mainly by Arvida. The first homes were finished in 1984 in Windmill Ranch and Country Isles. The city itself only became a city in September 1996, so a lot of the houses here are older than the city they sit in.

What you get from that is consistency. Utilities are buried, the streets were laid out with the drainage and the water management in place from the beginning, the landscaping standards are uniform, and the land was built up with fill rather than developed on natural low ground. I still tell every client to pull the flood zone and get an insurance quote for the specific address, because that is a property by property question and the maps change. But the underlying engineering here is not an accident.

Two layers of what you pay every month

There is a city layer. The Indian Trace Development District is a special district of the City of Weston. It finances and maintains things like the water and sewer mains, the water management system and the main arterial roads. It is paid partly through charges for service and partly through a special assessment on the properties inside the district. Bonaventure has its own district.

Then there is your community association, which is separate and sits on top of that. This is the one that varies enormously. Some communities have a low master fee and not much more. Others include cable and internet in the fee, which makes the number look high until you look at what it covers. The newest communities have the highest fees by a wide margin. And in a golf community, the club membership is a separate decision from the association dues, which surprises people constantly.

So when you compare two houses, never compare only the price. Ask me for the real monthly number on both, including the district assessment, the association dues, the taxes and the insurance estimate. That comparison is where buyers change their mind about which community they want.

The communities, grouped by what people ask for

If you want acreage and space between houses

Windmill Ranch Estates is the one people picture when they imagine the top of Weston. Lots run from about one acre up to fifteen, some with room for horses, and the houses are custom and large. The first homes there went up around 1985 and the community kept building over time, so the architecture is varied rather than repetitive.

Windmill Reserve is smaller and tighter, around ninety four custom estates behind a guarded entrance, with lots in the one third to one acre range.

Botaniko Weston is the newest product at the top of the market, a small enclave of modern architecture. Very different look from the rest of Weston, and the dues reflect that it is new.

If you want golf and a club

Weston Hills Country Club is the golf address in Weston, with two eighteen hole courses and a guarded double entry. It is not one neighborhood either. There are dozens of named subdivisions inside it, which is why prices inside Weston Hills cover such a wide range.

Something a lot of buyers do not know: you can get into the Weston Hills address through the townhomes and villas, The Legends for example, at a very different price point from the large single family homes. If the address and the location matter to you more than square footage, that is worth knowing. And remember that club membership is its own cost and its own decision.

If you want the amenities inside the gate

Savanna is the big one, roughly two thousand eight hundred homes behind two guarded gates, built from the late nineties on. The amenity package is the reason people choose it, including the water slide, the courts, the roller hockey rink and the pickleball.

The Ridges is the other one I show constantly. Around fourteen hundred homes, twenty four hour guard, double entry, mostly built between 1998 and 2002, organized into smaller ridges inside the community. Lots are modest, the floor plans are well laid out, and it stays central to everything.

The choice between these two usually comes down to which clubhouse and which floor plan you like better, so I show both.

If you want established and central

Country Isles is one of the original parts of Weston, late eighties into the early nineties, several subdivisions, some gated and some not. The advantage is maturity. Large trees, real shade, lakes, and a location close to everything without paying for new construction.

The Falls and Emerald Estates are both gated single family communities in the middle of the market. Emerald Estates has a twenty four hour guardhouse and a Mediterranean look throughout, about six hundred homes, built in the late nineties.

Isles at Weston is guard gated with roughly six hundred fifty homes. In my opinion it has one of the best clubhouses in Weston, and that is worth seeing in person before you decide against it on price alone. Its dues include basic cable and internet, so compare it on the total monthly number rather than on the association line by itself.

If you want the lowest entry price in Weston

Bonaventure is the answer, and there is no shame in it. It is the oldest housing stock in the city, it was annexed into Weston in 1997, and it has condos, townhomes and single family homes plus a golf course. It is how a lot of people get into Weston, into the same city services, at a price that does not exist anywhere else inside the city limits.

The one thing I insist on in Bonaventure is doing your homework on the specific association. Dues and building condition vary a lot from one product to another, and that is the whole game there.

Schools

Weston is served by Broward County Public Schools. There are six elementary schools inside the city: Country Isles, Eagle Point, Everglades, Gator Run, Indian Trace and Manatee Bay. Two middle schools: Falcon Cove and Tequesta Trace. Most of Weston is assigned to Cypress Bay High School, and a small boundary portion goes to Western High in Davie.

I do not rate schools for clients, and I would be careful with any agent who does. What I do is this: if school assignment matters to your decision, we confirm the assignment for that exact address directly with the district before you go under contract, and you evaluate the schools yourself using the district's own information at browardschools.com. Boundaries get adjusted, and listings and blogs get it wrong. I have seen buyers almost purchase on a bad assumption here.

Weston is practical

It sits about twenty two miles west of Fort Lauderdale and the run in on I-595 is straightforward. You are close to the Sawgrass Expressway and the turnpike, which is how people here get to work in either direction. The city maintains a large park system and a connected network of sidewalks and bike paths, and those get used.

One practical note. The contracts, the disclosures and all of the paperwork are in English. That is how it works here and it is not something an agent can change for you. What I can do is sit with you and go through every clause in Spanish until you actually understand what you are signing, and negotiate in Spanish with you while I handle the other side in English. A lot of buyers sign documents they only half understood. Do not be one of them.

How to actually choose

When a client cannot decide, I ask three questions.

How much land do you really want to maintain? An acre in Windmill Ranch is wonderful and it is also a job. Some of my happiest clients reduced the lot and upgraded the house.

Will you use the amenities inside the gate? If you are going to use the clubhouse, the pool and the courts every week, Savanna or The Ridges pays you back. If you will never use them, you are paying for something you do not need.

What is your real monthly number, not your purchase price? This is the one that decides it. I run the district assessment, the association dues, the taxes and the insurance on every house we look at, and that total is usually what tells us which community fits.

Let's figure out which one is yours

Maybe you want acreage and space between houses. Maybe you want a golf course view, or everything inside the gate so you never have to drive the kids anywhere on a Saturday. Weston has all of it, and the difference between getting it right and getting it wrong is usually one honest conversation at the beginning.
