Gated Communities in Weston: What Each Type of Gate Really Means

When buyers call me about Weston, one of the first questions is almost always the same: "Is it gated?" The short answer is that most of Weston is gated in some way, but the word "gated" means very different things from one community to the next. Two homes can be ten minutes apart, both behind a gate, and the daily experience of coming home can feel completely different.

In this post I explain the three types of entry you will find in Weston, which communities have each one, and what I tell my clients to check before they make an offer.

The three types of gates in Weston

1. Guard-gated (24-hour staffed security)

 A guard-gated community has a security officer at the entrance day and night. Visitors, deliveries and contractors are announced or registered before they come in. This is the highest level of access control you will find in Weston, and it is common in the estate communities.

Communities with this type of entry include Windmill Ranch Estates, Windmill Reserve, Botaniko, The Ridges and Emerald Estates, which has 24-hour security.

2. Staffed or security-operated gate

Some communities have a gate with a booth or a security system, but the setup is different from a full guard house. Residents usually enter with a transponder or a resident lane, and guests go through the visitor lane. Savanna is a good example, with a staffed gate and a large clubhouse inside. The Lakes also uses security-operated gates, and most homes there face quiet interior streets.

3. Partially gated or open neighborhoods

Not every Weston community is fully closed. In Country Isles and Bonaventure, some sections are gated and others are open. For example, Tequesta and Coral Harbour are gated sections inside Country Isles. This means two homes with the same community name can have a very different level of access control.

Weston Hills is a gated community built around The Club at Weston Hills. Inside it there are several smaller neighborhoods, so it is worth asking which entrance and which sub-association each home belongs to.

What a gate really changes

Traffic and privacy. Less cut-through traffic and fewer cars driving by slowly. This is one of the reasons many buyers prefer gated streets.

Monthly cost. Security staff is one of the biggest line items in an HOA budget. A guard-gated community usually has a higher association fee than an open one. Always look at the full monthly cost, not only the price of the house.

Guests and services. Every community has its own rules for visitors, contractors, moving trucks and short-term guests. If you work from home, receive many deliveries or plan renovations, read those rules before you buy.

Resale. In Weston, gated communities tend to keep strong demand because many buyers put the gate on their must-have list. That does not replace a good price, but it helps.

What I check before an offer in a gated community

  • The master association fee and the sub-association fee, if there is one. In Weston it is common to pay both.
  • Recent special assessments and the reserve fund of the association.
  • Rules for rentals, pets, vehicles and exterior changes.
  • How guests and deliveries are handled at that specific gate.
  • Which amenities are included and which ones need a separate membership. For example, living in Weston Hills does not give you access to the golf courses; that requires a club membership.

Gates are only one part of the decision

The communities in this post are only some of the many in Weston. There are more gated and non-gated neighborhoods, each one with its own feel, fees and rules. A gate is important, but the right community also depends on lot size, water views, the age of the homes and how close you want to be to Town Center or the highways.
